The Hudson Valley iCampus

The Hudson Valley iCampus is a dynamic, synergistic, mixed-use property with more than a century of pharmaceutical, medical and scientific innovation. The 207-acre property contains 25 buildings comprising 2 million s/f of highly sought after laboratory, office and GMP manufacturing space. Formerly owned by Pfizer, the campus offers tenants existing infrastructure for lab and other Life Sciences space.

30 minutes from New York City, The Hudson Valley iCampus boasts excellent proximity to New York Thruway I/87 & I287, Garden State Parkway, Palisades Parkway, Routes 303/304 and Route 59 and is 1 mile to Nanuet Train Station and 2 miles to Pearl River Train Station. The campus Central Utility Plant provides reliable, abundant, economic power, with dual feed public back up, greatly reducing capital expenditures and energy costs.

Pfizer still owns 23 acres connected to the Hudson Valley iCampus. It was here that Pfizer helped develop the Pfizer-BioNTech COVID-19 vaccine that was so important in helping to save millions of lives during the pandemic.

Steve Bjornson, Senior VP and COO of Pfizer’s Vaccine Research and Development discussed Pfizer’s $470 million on a 260,000 sq ft expansion on its property, that is contiguous to Hudson Valley iCampus, to increase its research facilities. The company will continue to support current and future vaccine development, including research in the booming field of messenger RNA, the technology behind the blockbuster Pfizer-BioNTech COVID-19 vaccine. The drugmaker will construct a new building and renovate existing facilities (which includes 55,000 sq ft of laboratory space). The expansion will create lab and office capacity for up to 370 staff to support current needs and future growth to the 1,000 employees that already work at Pfizer in Pearl River.

Jamie Schwartz, President of Hudson Valley iCampus, discussed new leasing activity, available laboratory, office, GMP manufacturing, warehouse, storage space as well as the potential development opportunities at the 207-acre, 2 million-square-foot campus.  Pfizer also leases laboratory, office, warehouse and GMP manufacturing space at Hudson Valley iCampus.

Alongside Pfizer sit companies like Sanofi’s Protein Sciences (83,000 sq ft), Momentive Performance Materials (62,000 sq ft), and smaller companies like – Olaplex, Pearl River Labs, and C16 Biosciences, among others.
