The Hudson Research Center
The Hudson Research Center is a 320,000 square foot facility repositioned to create a home for life science companies in New York City. The building was originally imbued with appropriate column spacing, robust floor load capacity, and enough clear height to house biology laboratory infrastructure. In line with the mission of Elevate Research Properties, the HRC has been outfitted with best-in-class central rooftop systems designed to support wet lab fit out including once through air, dedicated fume hood exhaust, and backup power generation for lab storage and critical equipment. The systems were designed with sustainability in mind, and includes what is currently the largest commercial air source heat pump installation in NYC.
Furthering that offering, the Elevate/Silverstein team undertook a speculative prebuilt lab concept that focuses on maximizing flexibility and adaptability to offer a fully outfitted office/lab space that only requires the tenant to apply any finishing touches they see necessary for their own workplace models, or specific and unique scientific needs. This is to enable a quicker occupancy and “speed-to-market”, providing some of the only available built labs in the NYC market.
Recognizing that the success of a life science space is not solely tethered to the availability of built lab space, Hudson Research Center touts a location that provides excellent access to the fast growing Midtown West cluster boasting Mount Sinai West, West End Labs, and Tisch MS Research Center among others as neighbors. With access to significant vehicular arteries such as the West Side Highway and the Lincoln Tunnel, and close connections to the extended region through proximity to NY Penn Station, Port Authority Bus Terminal, and the NY Waterway Ferry Terminal. For those using bikes, the building is a stone’s throw from the Hudson River Greenway, and has bike storage and shower facilities on premises. As a community square we offer “The Mix”, a new multi-function amenity room for tenants’ use. “The Mix” serves barista brewed coffee and small food offerings from local vendors to members. This space too is flexible so that members can use it for larger events like board meetings, seminars and training, vendor shows, and larger community events from industry organizations such as Builds Bio+.
